New houses and entire residential complexes appear in Kyiv every year. The offer on the apartment market is growing: new buildings complement the housing stock, and standard houses of the Soviet period and post-Soviet “special projects” do not go anywhere. And if earlier buyers had to be content mainly with secondary housing due to the small number of new buildings, now the choice is huge. In addition, residential real estate prices have declined in recent years, which means that those who intend to improve their living conditions face the question: buy an apartment in Kiev on the secondary market or buy an apartment in a new building from a developer?

What do they offer?

The variety of typical housing stock cannot but rejoice: both those who are asking the price of housing in prestigious areas and those who are looking for cheap options on the outskirts have plenty to choose from. Now you can buy an apartment in Kyiv inexpensively both in central areas and in locations remote from the center.

It is very profitable to buy not only typical housing in an old high-rise building (“Khrushchev”, “Czech” or “dormitory”), but also an apartment in a new house. There are two options here: the first is a new building or residential complex on the periphery of the capital. The second is a new type of new buildings, smart apartments. This is an analogue of typical living rooms (in terms of area and sometimes also in terms of the number of neighbors), but with an important difference: new communications, modern building and finishing materials, ergonomic layouts. The option to buy a cheap smart apartment in Kyiv in a new building is suitable for those who have not yet started a family. This type of apartment is considered ideal for modern, young, active people.

The price of real estate in both the primary and secondary markets is determined by several factors:

The main advantages of the secondary market include the ability to move into your new home as soon as possible and obtain ownership during the transaction. Secondary apartments are ready to move in, and the neighborhood is often already equipped with the necessary social, commercial and entertainment infrastructure. When moving into a fairly old house, you can get to know your neighbors in advance, evaluate the view from the window, find out if there are any defects in the living quarters, take a closer look at the state of the entrance and the adjacent territory.

At best, you will not encounter some of the shortcomings of the secondary housing. These are legal risks and illegal redevelopment of premises. But with the deterioration of engineering communications, insufficient heat and noise insulation, unsatisfactory layouts (tiny kitchens, narrow corridors, etc.), it is not possible to pass each other. Really cheap resale housing is apartments with low ceilings, backward architectural solutions, old pipes and wiring. So those who want to buy a Khrushchev or an inexpensive hotel on the secondary should be ready either for repairs or for living in not the most comfortable conditions.

Primary real estate market: advantages and disadvantages

If you decide to buy an apartment in Kiev without intermediaries from the developer, then the advantages of this option include the absence of legal risks, low price (in particular, if you are going to buy an apartment in a building under construction), modern layouts and construction technologies, new engineering communications. If you buy housing in a residential complex, you can count on the homogeneous social composition of the neighbors and the well-being of the local area, and in some cases - on the availability of your own infrastructure: from dry cleaning to a restaurant. Often, new homes imply the presence of parking, as well as security.

The disadvantages of the option to buy an apartment from a developer inexpensively are as follows: delayed settlement, waiting for ownership of the apartment, the need for repairs. In some cases, the underdevelopment of the surrounding infrastructure.

Secondary new building

If you still can’t decide where to buy an apartment in Kiev - a new building on a primary building or an inexpensive secondary housing, since in both cases there are pros and cons, then pay attention to the secondary new building. These are rather new buildings put into operation within the last ten years.

The secondary new building combines the advantages of the primary building (new communications and modern layouts) with the advantages of the secondary building (the ability to immediately enter the newly acquired apartments, as well as the developed surrounding infrastructure).

The disadvantages of this kind of housing can only be attributed to a slightly higher price than similar options in terms of area in houses under construction or typical old buildings.

You can buy an apartment in Kyiv inexpensively on the secondary market in almost any area. But the new building is not represented equally in all arrays.

  • In the Goloseevsky district, you can easily find "dormitories" (mainly on Teremki, in Korchevaty, on Demeevka), "Khrushchev" and "Czech" houses (in almost all arrays), houses of the BPS, T, KT, 464 series, etc. It is also not difficult to buy an apartment in a new building in this part of the city cheaply: out of almost five dozen local residential complexes, more than 20 represent the “economy” segment.
  • Darnytskyi district is predominantly residential areas. There are a lot of “Khrushchevs” here, there are “gostinki”, 134 series, later modifications are quite common - KT, APPS, EU. Almost three dozen residential complexes are located here, including 15 economy class new buildings.
  • The Desnyansky district is mainly the "dormitories" of the Lesnoy massif, 134 series, the KT and KP series of Troyeshchyna (there are also traditional "Khrushchev" and "gostinki" in this part of the city). But there are very few new buildings here: only about 5.
  • The Dniprovsky district is rich in “Khrushchev” buildings (mainly Raduzhny and Komsomolsky massifs), and there are many houses of the 464 series on Rusanovka. Of the two dozen local residential complexes, almost half are designed for those looking for affordable housing.
  • In the Obolonsky district, you can buy a two-room apartment or buy a one-room apartment in Kyiv at a bargain price in houses of series 96, 464 series, there are many Czechs, buildings of the T and BPS series. There are very few economy-class new buildings here: about a quarter of all available residential complexes (mainly on the Minsk massif and Priorka). On the Obolon massif, elite new buildings are mainly offered, but there are several projects at average prices for Kyiv.
  • The Pechersky district is a territory of elite housing: there are no economy class buildings among the local residential complexes, and the comfort segment is represented by only one new building. As for secondary housing, here you can find a lot of "Stalinka" and pre-revolutionary houses - these are not cheap options. On Menagerie and Nizhny Pechersk there are affordable “Khrushchevs”.
  • Podolsky district (Kurenevka, Windy Mountains, Squirrel Field) - this is more than a dozen residential complexes of economy and comfort class and all variants of old standard houses. Podil is a historical part of Kyiv, where inexpensive housing on the secondary market is represented precisely, in several hotel-type houses and Khrushchev houses in the Taras Shevchenko metro area. Buying a new building in Podil is an expensive pleasure.
  • There are few new buildings in the Svyatoshinsky district, but typical series are presented in all their diversity: "gostinka" and "Khrushchev" Borshchagovka, 96 and 134 series on Svyatoshino, and also - BPS, APPS, T, KP, etc.
  • Solomensky district is, first of all, a lot of "Khrushchev": Pervomaisky, Otradny, Zheleznodorozhny massifs. And there are also a dozen and a half residential complexes of the "economy" class.
  • Shevchenkovsky district is extremely heterogeneous: out of more than 40 residential complexes, there are only 7 new economy class buildings located at a distance from the historical center of the city. In the Old Town there are many luxurious pre-revolutionary houses and elite residential complexes, and in KPI or on Syrets it is quite possible to find a “Khrushchev” or a cheap “Czech”.

Kyiv region

In the vicinity of Kyiv, it will also not be difficult to buy an apartment, the price of which will be very low.

Many affordable options can be found on the left bank of the Dnieper. Do you want to buy an inexpensive apartment in Brovary? There are many options in this village, both on the secondary and in new buildings. In neighboring Boryspil, there are also apartments in new buildings, as well as housing in standard houses of the Soviet and post-Soviet periods.

If you are planning to buy an apartment in the region on the right bank of the Dnieper, then you have many options. It will not be difficult to buy a new apartment in Irpin: there are more than 80 new residential complexes and residential complexes in this city, and the construction of new buildings does not stop. You can buy an apartment near Kiev in a new building quite inexpensively in such settlements as Vishnevoe and Sofiyivska Borschagovka, there is a new building in Petropavlovska Borschagovka, with. Seagulls, in Chabany, Bucha, etc.
